GENERAL TERMS OF SALE — B&B SANTALÒ

1. PROPERTY
B&B Santalò, located in Bitonto (BA), Italy, managed by Giuseppe Acquafredda.
Italian flat-rate tax regime ("forfettario"). Transaction not subject to VAT pursuant to Italian Law 190/2014, art. 1 paragraphs 54-89.

2. BOOKING AND CONFIRMATION
A booking made through this system constitutes a binding contract between the Guest and the property. Confirmation is sent by email to the address provided by the Guest.

3. AVAILABLE RATES
- STANDARD RATE (flexible): free cancellation up to 14 days before the arrival date. A 30% deposit is required at the time of booking; the balance is paid on check-in at the property.
- NON-REFUNDABLE RATE (discounted): the full amount is charged immediately at the time of booking. In case of cancellation, modification or no-show, no refund is due.

4. CANCELLATION — STANDARD RATE
Free cancellation within 14 days of the arrival date: full refund of the deposit.
Cancellation beyond this term, unauthorised modification or no-show: the 30% deposit will be retained as a penalty.

5. CHECK-IN AND CHECK-OUT
Check-in: from 3:00 PM to 8:00 PM. Check-out: by 10:30 AM.
For arrivals outside these hours, prior arrangement with the property is required.
At check-in, each guest must present a valid ID document, pursuant to art. 109 of the Italian Consolidated Public Security Act.

6. TOURIST TAX
The Municipality of Bitonto does not apply a tourist tax. No additional amount is due for this purpose.

7. NUMBER OF GUESTS
The number of guests declared at the time of booking may not be exceeded. Additional guests not communicated will result in an additional charge or refusal of stay.

8. LIABILITY AND DAMAGES
The Guest is liable for any damage caused to the property, furnishings or room equipment during the stay. The relevant amount will be charged based on photographic documentation and a repair estimate.

9. PETS, SMOKING, PARTIES
Smoking is prohibited in all indoor areas. Pets are not allowed without prior written authorisation. Parties, events or the presence of unregistered persons are not permitted.

10. COMPLAINTS AND JURISDICTION
Any complaints must be communicated in writing within 14 days from the check-out date to the property's email. The Court of Bari has exclusive jurisdiction over any dispute.

11. ACCEPTANCE
By proceeding with the booking, the Guest declares to have read and fully accepted these terms and the privacy notice.

PRIVACY NOTICE — B&B SANTALÒ
(pursuant to articles 13 and 14 of EU Reg. 2016/679 - GDPR)

1. DATA CONTROLLER

2. DATA COLLECTED
Personal data (first name, last name, date of birth), contacts (email, phone), ID document details (collected at check-in pursuant to art. 109 of the Italian Consolidated Public Security Act), payment data (handled through a PCI-DSS compliant external gateway), any preferences communicated by the Guest.

3. PURPOSES AND LEGAL BASES
a) Performance of the accommodation contract (art. 6.1.b GDPR): booking management, communications, invoicing.
b) Legal obligations (art. 6.1.c GDPR): communication of data to the Italian Police via the Alloggiati Web portal; tax and accounting obligations; ISTAT reporting.
c) Legitimate interest (art. 6.1.f GDPR): protection in case of disputes or damages.
d) Consent (art. 6.1.a GDPR): any promotional communications, only upon optional opt-in.

4. RETENTION
- Booking and invoicing data: 10 years (civil and tax obligations).
- Data transmitted to Alloggiati Web: communicated within 24 hours of check-in; not retained internally beyond this term.
- Marketing data: until consent is withdrawn.

5. RECIPIENTS
Data may be communicated to: Italian Police (Alloggiati Web), Studio Tumolo (tax advisor), technology providers (Kross Booking S.r.l. as data processor, Supabase for storage, payment gateways). No dissemination to third parties for different purposes.

6. EXTRA-EU TRANSFERS
Any data transfers outside the European Union take place exclusively to parties that guarantee an adequate level of protection pursuant to Chapter V of the GDPR (standard contractual clauses or adequacy decisions).

7. RIGHTS OF THE DATA SUBJECT
The Guest has the right to: access their data, request rectification or erasure, restrict processing, object to processing, obtain data portability, withdraw consent, lodge a complaint with the Italian Data Protection Authority (www.garanteprivacy.it).

8. PROVISION
The provision of data for contractual and legal purposes is mandatory; refusal makes it impossible to finalise the booking and stay.
