GENERAL TERMS OF SALE — B&B SANTALÒ

1. PROPERTY
B&B Santalò, located in Bitonto (BA), Italy, managed by Giuseppe Acquafredda.
Italian flat-rate tax regime ("forfettario"). Transaction not subject to VAT pursuant to Italian Law 190/2014, art. 1 paragraphs 54-89.

2. BOOKING AND CONFIRMATION
A booking made through this system constitutes a binding contract between the Guest and the property. Confirmation is sent by email to the address provided by the Guest.

3. AVAILABLE RATES
- STANDARD RATE (flexible): free cancellation up to 14 days before the arrival date. A 30% deposit is required at the time of booking; the balance is paid on check-in at the property.
- NON-REFUNDABLE RATE (discounted): the full amount is charged immediately at the time of booking. In case of cancellation, modification or no-show, no refund is due.

4. CANCELLATION — STANDARD RATE
Free cancellation within 14 days of the arrival date: full refund of the deposit.
Cancellation beyond this term, unauthorised modification or no-show: the 30% deposit will be retained as a penalty.

5. CHECK-IN AND CHECK-OUT
Check-in: from 3:00 PM to 8:00 PM. Check-out: by 10:30 AM.
For arrivals outside these hours, prior arrangement with the property is required.
At check-in, each guest must present a valid ID document, pursuant to art. 109 of the Italian Consolidated Public Security Act.

6. TOURIST TAX
The Municipality of Bitonto does not apply a tourist tax. No additional amount is due for this purpose.

7. NUMBER OF GUESTS
The number of guests declared at the time of booking may not be exceeded. Additional guests not communicated will result in an additional charge or refusal of stay.

8. LIABILITY AND DAMAGES
The Guest is liable for any damage caused to the property, furnishings or room equipment during the stay. The relevant amount will be charged based on photographic documentation and a repair estimate.

9. PETS, SMOKING, PARTIES
Smoking is prohibited in all indoor areas. Pets are not allowed without prior written authorisation. Parties, events or the presence of unregistered persons are not permitted.

10. COMPLAINTS AND JURISDICTION
Any complaints must be communicated in writing within 14 days from the check-out date to the property's email. The Court of Bari has exclusive jurisdiction over any dispute.

11. ACCEPTANCE
By proceeding with the booking, the Guest declares to have read and fully accepted these terms and the privacy notice.
